Property Awards 2024: TSP Named Finalists in 3 Coveted Categories

TSP is thrilled to announce that we have reached the final in three prestigious categories at the Property Awards 2024!

Developer of the Year – TSP

This category celebrates standout commercial real estate developers that have developed landmark schemes, embarked on innovative joint ventures, or pioneered new ideas that have changed the face of property development in the UK.

TSP has been shortlisted thanks to our recent developments – 60 Ironmonger and 79 Clerkenwell – that redefine the workplace experience. Both developments have pushed the envelope of workspace design, achieved exceptional sustainability credentials, and exhibit a strong understanding of today’s occupant requirements. Both developments benefit from TSP’s ‘Core to Floor’ management solution, therefore catering to a wider customer base.

Moreover, leveraging TSP’s specialist knowledge of the third sector, last year, we collaborated with GPE to deliver over 20,000 sq ft of workspace to charities. This innovative partnership directly tackled the pressing need for affordable offices in the sector. Together, we identified suitable organisations to occupy space within GPE’s portfolio – at little to no cost under a “meanwhile use” arrangement.

Health and Wellbeing Initiative – 60 Ironmonger

This category celebrates an exemplary initiative, scheme or project that has raised the bar in terms of health and wellbeing.

TSP’s refurbishment of 60 Ironmonger is in the final. In December 2023, we transformed this century-old Edwardian gem into a radically designed, wellness-orientated workspace. The end product redefines the office paradigm, fostering a highly collaborative, nourishing environment.

Our objective for 60 Ironmonger was to craft an exceptional environment that people leave feeling inspired and energised at the end of the day.

Achieving this objective demanded a departure from the cookie-cutter approach. Therefore, we chose to collaborate with experts outside the conventional commercial real estate sector – House of Grey – a 100% female-led interior design studio. They are the world’s first Circular Salutogenic design studio, known for health-focused interiors and minimal environmental impact.

Addressing the pillars of a holistic workplace – air quality, natural light, thermal comfort, movement, community, general layout – we have focused on creating exceptional spaces that make people feel good; so that people will naturally be drawn to use them.

Sustainability Initiative – 60 Ironmonger

This award is aimed at organisations and individuals working in the commercial real estate sector that have implemented, completed or committed to a transformative ESG or climate-focused scheme, strategy or initiative in the past year.

Achieving a bevy of sustainability accreditations – BREEAM Excellent, Ska Gold, Well-Enabled, EPC B – TSP’s redevelopment of 60 Ironmonger has garnered recognition as a finalist.

These achievements are particularly noteworthy considering the constraints posed by renovating a century-old Edwardian building.

Minimal demolition, limited to partition walls, opened up the floorplate – significantly improving building circulation and natural light. We showcased and preserved original features: beautiful steel columns, and meticulously restored Merbau hardwood boards. We salvaged HVAC ducting and FCUs, opting for modular replacements over sending to landfill.

Sustainable, local materials were integrated where required. For example, we replaced synthetic carpet tiles with 18,480 hand-installed reclaimed terracotta tiles from Artisans of Devizes – promising longevity.

Quantifiable sustainability achievements include:

• 141 kWh/m2 predicted ‘Whole Building’ energy use intensity
• 100% of waste diverted from landfill and EfW
• 100% FCS/ PEFC approved timber used
• 100% of materials BRE A or A+
• 100% use of water efficient components
• 100% use of low-GWP insulation
• 100% of finishes with zero VOC and formaldehyde content
• 100% electric-scheme
• 95% virgin wool rich fabrics
• 60% recycled PET acoustic baffles
• 50% post-consumer plastics in fabrics

Through thoughtful design and restoration, 60 Ironmonger showcases the possibility of utilising and cherishing older structures without resorting to demolition. The end result is a respectful nod to the past, uniquely characterful, and highly coveted.
