A retrofit transformed the underutilised 1980s block into a contemporary, flexible workspace, addressing the challenge of reconciling building depth with the need for natural light. Instead of corridors, colonnades and arcades cleverly dissect the space, providing offices with ample light while maintaining outdoor vistas.
The building features an array of social spaces for community and connectivity, as well as 16 accessible outdoor terraces offering panoramic views. All occupants have access to the front half of the building, decked out with a café, welcoming reception, and residency space.
4. 79 Clerkenwell
CLERKENWELL, EC1 • 10,000 SQ FT
Formerly owned by Lord Sugar, 79 Clerkenwell operates like a clubhouse with a House Manager and incredible common amenities, including wellness room and podcasting studio.
The workspace has been meticulously designed for SMEs who are ready to grow and looking to transition from a serviced office – while still benefitting from added amenity and flexibility. Each fully furnished and digitally enabled floor is ready-to-go with zero downtime.

The concept for Containerville was born out of the desire to make a collective workspace in a former Victorian Era corner of East London. It was an experiment – that has paid dividends. The brief: provide affordable, flexible, easy-to-move-into workspaces. The solution: pre-loved shipping containers.
The affordable workspaces are 37% cheaper that Stratford (the cheapest zone in inner London). Each 285 sq ft container, fully equipped with high speed WiFi, double glazing, heating, electricity, and kitchen unit, serves as a blank canvas for companies to reflect their unique culture and business needs.
6. 215 Mare Street
HACKNEY, E8 • 9,600 SQ FT
215 Mare Street is an exploration of the future workplace – “It is a home of ideas, bringing the art of architecture to the high street,” told Morris+Company, the architect behind this new self-designed and self-funded studio.
The retrofit of this former Victorian warehouse combines workspace, events space, as well as the hyper-seasonal plant-based restaurant EDIT.
The architects salvaged existing partitions and reincorporated them into a demountable timber storage structure. Meanwhile, the main connecting staircase is designed for disassembly using pre-fabricated components bolt-fixed together – promoting longevity and future adaptability.
The ground-level exhibition space has a strong community interaction element, hosting events such as screenings from young start-up entrepreneurs in the creative sector.
7. Bradbury Works
DALSTON, N16 • 17,000 SQ FT
Over the past 20 years, this former carpark has been gradually transformed into a lively community hub. Bradbury Works is operated by not-for profit community interest company Hackney Co-operative Developments.
The refurbishment includes existing workspace, new retail units, plus additional flexible workspace in a 2-storey extension.
A statement prefabricated steel frame and absence of internal load-bearing partitions ensure easy future modifications. The minimalist interiors with a palette of grey and white provide a blank canvas for tenant customisation. Additionally, the large flexible meeting and event space is available not only to tenants but also for the wider community to hire.
